Federal and NSW Governments commit $780+ million to new Shellharbour Hospital

The Federal and NSW Governments committed more than $780 million to the new Shellharbour Hospital at Dunmore. In response to this significant investment, DPHI commenced precinct planning for the establishment of a new health and mixed use precinct surrounding the future hospital site.

What we did

Atlas was part of the masterplanning team commissioned by DPHI, providing market and financial feasibility advice to inform the masterplan. This included advice on the type and mix of land uses, development typologies and densities envisaged in the masterplan.

The outcome

The rezoning proposal was publicly exhibited in August 2026, and provides capacity for up to 1,700 dwellings, a new local centre and a minimum 2% Affordable Housing contribution. Finalisation is expected in early 2027.

On 24 August 2025, the Edgecliff-Woollahra Precinct was announced by the Premier as a state-led rezoning under the State Significant Rezoning Policy. The announcement confirmed a new train station at Woollahra, an 8-minute trip from Sydney CBD.
