Glenfield West planning proposal

Glenfield West was rezoned in 2021 under the Glenfield to Macarthur Urban Renewal Corridor Strategy, informed by a structure plan envisaging circa 3,960 dwellings and circa 58,000sqm of employment floorspace. As a major landowner in the precinct, Landcom sought to understand whether the land use mix carried forward from 2021 was still market-supported before committing to its own Master Plan.

What we did

Atlas provided advice in two parts: a land use appraisal examining the need for, and viability of, each proposed use to inform staging and refinement of the Master Plan; then an Economic Impact Assessment measuring the net impact of the Master Plan against the land uses proposed in the 2021 structure plan.

The outcome

The Glenfield West planning proposal was on public exhibition in 2026, with the proposal seeking capacity for an additional 1,200 dwellings coupled with an increase in Affordable Housing from 5% to 10%. DPHI is now considering the submissions received during exhibition to inform the finalisation of the rezoning proposal. The proposal is expected to be finalised in late-2026.
