Sydney’s South Creek West Land Release Area

Located in Sydney’s South Creek West Land Release Area, Precinct 5 is a 303ha landholding stretching along the western edge of The Northern Road. Whilst identified for urban development, the NSW Government had not progressed precinct planning for Precinct 5. Accordingly, the major landowner of Precinct 5 sought to facilitate the rezoning of Precinct commenced a proponent-led planning proposal.

What we did  

To support the development of an indicative layout plan and subsequent planning proposal for the precinct (Cobbitty Precinct 5), Atlas carried out two pieces of work:

  1. Housing Market Needs Analysis
  2. Economic Impact Assessment (EIA)

The Outcome

A planning proposal was lodged in 2022 and has gone through several rounds of amendment following engagement with Camden Council and DPHI. The proposal received Gateway Determination in April 2026 and is set to be implemented before February 2027.
